Cynthia Berman is a Maryland corporate lawyer representing the real estate industry. Cynthia represents developers, landlords, tenants, home builders, construction companies, and property managers. For more than 20 years, Cynthia has advised clients on matters concerning the acquisition, sale, development, financing, and leasing of commercial, industrial, and multifamily real estate. She has facilitated numerous multi-million dollar transactions for her clients, many of which have contributed to economic growth of the community.

Cynthia is listed in Chambers USA, and The Best Lawyers in America for her work in the area of Real Estate Law. In 2013, Cynthia was named as one of Maryland's Top 100 Women by The Daily Record. This award recognizes honorees for their outstanding professional accomplishments, outstanding community leadership and inspirational mentoring.

Cynthia is an active member and past President of CREW-Baltimore, a chapter of the CREW Network she helped to build. CREW is an organization dedicated to advancing the achievements of women in commercial real estate. She received a special commendation from the CREW Network Board in 1997 for her service on the national board as well as Member of the Year honors from CREW-Baltimore.


Service

Cynthia is a member of the Board of Directors of WYPR, the local NPR station serving metro-Baltimore and Maryland. She is also a Board Member of Business Volunteers Maryland, an organization devoted to supporting businesses in Baltimore and throughout Maryland to be effective contributors to the community. In 2016, she joined the Alumni Association Executive Board for Kalamazoo College. Cynthia is a passionate supporter of The Lawyers' Campaign Against Hunger. The campaign recognized Cynthia for 25 years of service in 2012. She is a lifetime member of the Maryland Bar Foundation, and is also a member of the Urban Land Institute District Council of Baltimore.

Outside the Office

Cynthia has been a passionate public radio listener since high school. She has volunteered at various public radio stations since graduating from college and is a member of several stations. In recent years she served on WYPR's Community Advisory Board and is currently a member of its Board of Directors.

Representative Matters

Represented purchaser of a 56-acre project industrial site from a Fortune 500 corporation. The redevelopment will hold 750,000 square feet of new development with office, light-warehouse and flex space for up to 100 companies.

Represented purchaser in the connection with the purchase two adjacent parcels of developable land in Wake County, North Carolina. The parcels were a part of a multi-property reverse like-kind exchange that included properties in both North Carolina and Maryland.

Represented purchaser of multiple unconsolidated parcels from a single seller. The title to the 13 parcels was extremely complicated and included resolving a formal encroachment claim against the seller, resolving an encroachment onto the property by an adjoining owner, and understanding multiple transfers of a ground lease encumbering a portion of the property.

Represented client in refinancing several light industrial flex buildings in Loudoun County, Virginia. The project included retitling the buildings, negotiating loan documents, coordinating and documenting the sale of prior loan instruments to the new lender, and supervising production and negotiation of Subordination, Non-disturbance, and Attornment Agreements, including resolving an impasse between the lender and a tenant regarding the contents of a SNDA.

Represented seller of a 10-story, 144 unit multifamily apartment building with numerous commercial tenants.

Represented the purchaser of two Marriott hotels in the Central Florida area. The Courtyard in Coral Springs, a 110-unit hotel, and the Fairfield Inn & Suites in Orlando, a three-story, 80-room hotel, were acquired in two separate transactions with an aggregate purchase price of $26,200,000.

Represented Merritt Properties in the $24.55 million purchase of the 121,414-square-foot 100 West Road building, a Class A, five-story office building that is LEED-EB Gold certified. Merritt acquired the building at 100% occupancy. The Baltimore Sun covered the transaction in the August 14, 2017 article, Merritt Properties buys Towson office building for $24.55 million.
